When rapid growth meets manual processes, even the most skilled teams can feel like they’re just keeping their heads above water. That was the reality for PEG Companies, a fully integrated real estate investment firm based in Provo, Utah. With hospitality, multifamily, development, and corporate arms under one umbrella, their Accounts Payable (AP) team was struggling to keep up with mounting invoice volumes, turnover, and time-sensitive payments.

One pain point stood out more than any other: utility bills for multifamily properties weren’t being processed quickly enough, which led to shut-off notices and the costly reliance on third-party processors to avoid service interruptions. Another win was the relief it provided to property managers. Their main responsibilities are tenants, guests, and employees, not spreadsheets. In the old system, invoice uploads were a headache that often got pushed aside until the end of the month. PredictAP streamlined this by allowing invoices to be emailed directly into the system, which not only made life easier for managers but also spread invoice submissions evenly throughout the month.

The hospitality team in particular embraced the change. General Managers, who used to hold off on submitting invoices until the very last minute, could now delegate or quickly forward PDFs into the system. This helped eliminate the month-end bottleneck and brought much-needed process consistency.

Scaling Without Adding Headcount

Perhaps the most striking outcome of PredictAP’s implementation was PEG’s ability to scale invoice volume without adding staff. When they first signed the contract, Pulley expected PredictAP to process around 2,000 invoices a month. Within a year, the team had more than doubled that number to 4,500, with room to grow further as additional properties are onboarded.

Remarkably, this growth was absorbed without expanding the AP team. The same staff now handles more than twice the workload, thanks to the efficiencies that PredictAP introduced. Instead of being overwhelmed, the team has found themselves empowered by a tool that takes on repetitive tasks and frees them to focus on higher-value work.

A Company-wide Ripple Effect

The benefits of PredictAP have gone far beyond the AP department. PEG’s CEO, seeing how quickly invoices were being processed, challenged the team to consider moving from a 10-day close cycle to a 5-day close. The ambitious goal reflects just how much speed and confidence PredictAP has injected into the process.

The platform has also improved audit readiness and overall accuracy. Continuous invoice submission means fewer misplaced documents and reduced risk of human error. With duplicates flagged automatically and coding applied consistently, PEG’s financial records are cleaner and easier to review. Even better, the AP team now has time to analyze trends across properties, identifying where bottlenecks or missing items are most likely to occur.
